Please read these terms carefully before using our website or services.
These Terms of Service (“Terms”) govern your use of the Civil Subdivisions Queensland website (the “Site”) and all services provided by Civil Subdivisions Queensland Pty Ltd (“we”, “us”, or “our”), including the Free Subdivision Checker tool and the RPEQ Feasibility Assessment service.
By accessing the Site or using any of our services, you agree to be bound by these Terms. If you do not agree, please do not use the Site or our services.
We may update these Terms from time to time. Continued use of the Site after any changes constitutes acceptance of the updated Terms. The “Last updated” date at the top of this page indicates when the Terms were most recently revised.
Civil Subdivisions Queensland provides specialist civil engineering services for Queensland residential and rural property subdivisions. Our services include:
All professional engineering services are performed by, or under the direct supervision of, a Chartered Professional Engineer (CPEng) and Registered Professional Engineer of Queensland (RPEQ), as required under Queensland legislation.
The Free Subdivision Checker is an automated tool that uses publicly available data, including published council minimum lot sizes and zoning information, to provide a preliminary indication of potential subdivision feasibility. Results are generated automatically without individual professional review.
While we endeavour to keep the underlying planning data current, we make no warranty that the information is accurate, complete, or up to date. Planning schemes, zoning rules, and minimum lot sizes change regularly. Results may not reflect recent amendments to council planning schemes or state planning legislation.

You must not make investment, purchasing, development, or financial decisions based solely on the output of the Free Subdivision Checker. A positive or favourable result does not guarantee that subdivision approval will be granted. Always obtain formal professional advice from a Registered Professional Engineer of Queensland (RPEQ) before committing to any subdivision project.
The RPEQ Feasibility Assessment ($450) is a formal written feasibility report prepared by a Registered Professional Engineer of Queensland. The report covers:

The RPEQ Feasibility Assessment represents a professional engineering opinion based on a desktop review of publicly available data and the information you provide at the time of ordering. It is not a guarantee of subdivision approval. Site conditions, council discretion, and other factors outside our control may affect the outcome of any formal application.
Where the optional Registered Lot Survey Plan add-on (+$45) is selected, we will obtain a copy of the current registered survey plan for your property from Titles Queensland and include it with your report. This is a copy of the existing registered plan and does not constitute a new survey.
You are responsible for providing accurate property details at the time of ordering, including the correct street address, suburb, and postcode. We accept no responsibility for errors in the report caused by incorrect or incomplete information provided by you.
All fees are quoted in Australian Dollars (AUD) and are inclusive of GST where applicable. Current fees are:
Fees for other engineering services (Development Application, Operational Works, etc.) are quoted on a fixed-fee basis following an initial review of your property.
Payment for the RPEQ Feasibility Assessment is required in full before the report is prepared. We accept payment via the methods available on our secure payment page. Your report will not be prepared until payment has been confirmed.
We aim to deliver the RPEQ Feasibility Assessment report within 24 hours of receiving confirmed payment. Delivery is by email to the address provided at the time of ordering. Delivery times may be longer for:
We will notify you if your report will take longer than 24 hours to prepare.
If you cancel your order before we have commenced preparation of your report, you are entitled to a full refund. To cancel, contact us as soon as possible at the email address listed in Section 11.
Once preparation of your report has commenced, a cancellation fee of up to 50% of the order total may apply to cover work already performed. If your report has been completed and delivered, no refund will be provided.
If you believe your report contains a material error or omission, please contact us within 7 days of delivery. We will review your concern and, where a genuine error attributable to us is identified, will correct and re-issue the report at no charge.
Nothing in these Terms limits any rights you may have under the Australian Consumer Law, including consumer guarantees that cannot be excluded.

These limitations apply regardless of the legal basis for any claim (contract, tort, statute, or otherwise).
All content on this Site — including text, graphics, logos, tools, and reports — is owned by or licensed to Civil Subdivisions Queensland Pty Ltd. You may not reproduce, distribute, or use any content from this Site for commercial purposes without our prior written consent.
Reports delivered as part of the RPEQ Feasibility Assessment are prepared for the exclusive use of the client who ordered them. You may share your report with your advisors, financiers, or legal representatives, but may not on-sell or commercially distribute it.
We collect personal information (including name, email address, phone number, and property address) when you use our services or contact us. This information is used solely to provide the services you request, communicate with you about your order, and improve our services.
We do not sell, rent, or share your personal information with third parties for marketing purposes. We may share information with third-party service providers (such as payment processors) where necessary to deliver our services, and with government agencies where required by law.

These Terms are governed by the laws of Queensland, Australia. Any dispute arising under these Terms will be subject to the exclusive jurisdiction of the courts of Queensland.
Our engineering services are provided in accordance with Queensland legislation, including the Planning Act 2016 (Qld), Professional Engineers Act 2002 (Qld), and applicable council planning schemes.
